how can i calculate wifi coverage area based on the antenna dbi gains??

This is very hard to calculate depending on obstacles you might have. Consider the heigth of the antenna, when having to reach a floor above and below it. The diagonal way through walls depends on the angle which in turn is dictated by the thickness of the wall and ceiling as well as the angle of "penetration" itself. Not counting other obstacles like furniture. Microwaves and other electric devices furthermmore decrease the field especially for b/g routers.
If you had a big warehouse though there might be a formula that could give you a ballpark number. I find it easier to load a wifi tester app on your pocket pc or smart phone, walk around the office and it records the strenght of field everywhere.

Staples and computer stores sell wifi locators for about US $20. Most of them have signal strength indicators. Bot ;ole Michael said, the material between you and the antenna is the most important factor.

I have a room in my house that has foil-backed insulation in the walls. signal strength on one side of the wall is Excellent. On the other side of the wall it's Very Poor.

I tired a few routers and best luck I got so far with the D-Link MIMO Router. On normal G I get 54MBit/s at a different floor two rooms over.

well i need to cover an area of 2KM in open space and line of sight is available.. so obstacles are really not a matter. the minimum available rate should be 1Mpbs. it will be a point to multi-point network for sharing internet

yes but directionals are for use between point A to Point B.. not from one point to many !!

I think my netgear G+ router had a range of 800 meters. The DLink G+ stuff is supposed to be faster and have a little more range but even with a repeater, I don't see it covering 2 square Km. You might have to look at a higher-end router - like one of the Cisco wifi's.
